Project Overview

The Aden Bonded Warehouse Renovation was an adaptive reuse and historic preservation project in Spartanburg, South Carolina. The effort transformed the historic Aden Fully Bonded Warehouse into approximately 110,000 square feet of commercial space, breathing new life into a significant piece of the city's built heritage. The project demanded careful attention to historic character while accommodating the programmatic needs of modern commercial tenants. PRESWERX supported the client's pursuit by developing the proposal, building the selection presentation, and coaching the team to perform at the highest level through the evaluation process.

Client Challenges

The client faced a competitive pursuit for a project where historic context and adaptive reuse added meaningful complexity to the selection story. The team needed pursuit materials that could meet several distinct demands:

  • Communicating the scope and sensitivity of a 110,000 SF historic renovation as one clear, persuasive narrative

  • Differentiating the team in a market where adaptive reuse projects attract strong, well-prepared competition

  • Helping evaluators visualize a complex historic transformation before a single wall was touched

  • Preparing the team to deliver through a live interview with the confidence and precision the project required

Together, these challenges called for a pursuit strategy that translated technical complexity into a message evaluators could follow and trust.

Scope of Work

PRESWERX delivered a full pursuit package designed around the specific demands of this historic adaptive reuse project. The proposal was developed from the ground up, with content shaped to reflect the scope and character of the warehouse renovation and structured to position the client's expertise in clear, evaluator-facing terms. A selection presentation was built to carry that story into the room, with visuals and narrative sequencing calibrated to the sensitivities of historic preservation work and the expectations of the owner. PRESWERX also provided hands-on presentation coaching, working directly with the client's team to sharpen delivery, prepare for likely evaluator questions, and build the composure needed to perform under selection pressure.

PRESWERX Approach

PRESWERX treated the proposal, presentation, and coaching as a single integrated effort, making sure every element told the same story. The goal was a pursuit package that reflected the nuance of historic preservation work while projecting clear capability and confidence.

  • Developed proposal content that translated the renovation's historic sensitivity and commercial scope into language designed for the selection committee

  • Built a presentation that connected the design and construction approach to the building's historic character, giving evaluators a concrete picture of the transformation ahead

  • Led focused coaching sessions that helped the client's team speak fluently about the project and respond to evaluator questions with precision

The result was a cohesive pursuit package where the proposal, the presentation, and the team's delivery reinforced one another at every step.

Results Delivered

PRESWERX delivered a complete pursuit package built to the standards of a competitive historic preservation selection. The client entered the process with materials that communicated scope, sensitivity, and capability with clarity and conviction.

  • The proposal gave evaluators a precise, well-structured account of the client's approach to the 110,000 SF adaptive reuse project, with content specific to the project's historic character

  • The presentation translated the renovation's complexity into a visual and verbal story that was direct, easy to follow, and tailored to what the owner needed to see

  • Coaching equipped the team to speak with authority about the project and handle evaluator questions with the confidence the selection demanded

The client walked into the selection fully prepared, backed by a consistent message and purpose-built materials that reflected the depth and care the project deserved.
