Project Overview

The client pursued construction manager services for a comprehensive roof replacement at KeyBank Center, a major professional sports arena in Buffalo, New York. The project encompassed the full re-roofing of the facility, a technically demanding undertaking at a high-profile, continuously operated venue that required careful coordination and a compelling approach to the selection process. The work involved significant complexity given the arena environment, including existing structural constraints and the need to minimize operational disruption. PRESWERX was engaged to develop pursuit materials that organized the team's qualifications and communicated the project approach in a clear, persuasive format for the owner's review.

Client Challenges

The client faced a competitive selection process for a high-stakes infrastructure project at a well-known public venue. Several challenges shaped the pursuit strategy:

  • Communicating the scope of a major re-roofing effort at an active, occupied arena as a cohesive, credible narrative for a non-construction audience

  • Differentiating the team's relevant experience in a competitive CM field where multiple qualified firms were expected to respond

  • Presenting technical complexity, including structural coordination and phasing requirements, in a format accessible to the procuring agency

  • Demonstrating readiness and a clear operational plan for working within an occupied, high-profile facility

Together, these challenges required a pursuit package that was both technically credible and easy for the selection committee to evaluate.

Scope of Work

PRESWERX developed the full proposal package supporting the client's pursuit of CM services for the KeyBank Center roof replacement. This included organizing and presenting the team's qualifications, relevant project experience, and construction management approach in a format aligned with the owner's requirements. PRESWERX structured the narrative to communicate the complexity of re-roofing an active arena and positioned the client's team as well-prepared to manage the logistical and technical demands of the project. The resulting deliverable served as the primary document the selection committee used to evaluate the client's capabilities and approach.

PRESWERX Approach

PRESWERX approached the pursuit as a strategic storytelling challenge, working to translate the client's technical capabilities into a clear, owner-focused narrative. The team focused on three priorities:

  • Structuring the proposal around the owner's key concerns, including site coordination, schedule management, and minimizing disruption to arena operations

  • Developing a coherent project narrative that connected the team's past experience with the specific demands of re-roofing an occupied professional sports venue

  • Presenting qualifications and approach in a visually organized format that made the document easy to navigate and evaluate under time-constrained review conditions

The result was a focused, well-organized pursuit package that gave the client a strong foundation going into the selection process.

Results Delivered

PRESWERX delivered a complete proposal package held to the standards of a competitive CM pursuit for a high-profile public venue. The materials were structured to perform in a rigorous owner review process. Key outputs included:

  • A clearly organized proposal document that communicated the team's qualifications and construction management approach in direct response to the owner's stated criteria

  • A project narrative that translated complex re-roofing logistics at an occupied arena into a straightforward, credible story for a non-technical audience

  • A formatted deliverable that presented the client's team consistently and professionally across all sections of the submission

The client went into the selection process with a polished, well-prepared submission that accurately reflected the depth of their team and the strength of their approach.
