Project Overview

The University of Oklahoma undertook a landmark $450 million renovation and enhancement of Gaylord Family-Oklahoma Memorial Stadium in Norman, OK. The project encompassed sweeping improvements to the west lower seating bowl, the west upper deck, and the press box, along with all encapsulated and adjacent operational spaces. Upgrades included significantly expanded patron and fan amenities, premium spaces, modern concourses, updated technology infrastructure, game day operations improvements, press facilities, Athletics administration space, and playing field lighting enhancements. The client engaged PRESWERX to support their pursuit of this high-profile construction management at-risk contract.

Client Challenges

Competing for a $450 million at-risk construction management contract at one of the nation's most recognized college football venues presented a set of demanding pursuit challenges:

  • Communicating the full complexity of a phased, multi-component stadium renovation as a unified, compelling story

  • Differentiating the team in a competitive field pursuing a prestigious, high-visibility university project

  • Visualizing transformative design improvements to an iconic facility before construction documents were finalized

  • Preparing for a live selection presentation with a clear, confident narrative backed by strong visuals

Each challenge called for a pursuit strategy that matched the scale and visibility of the project itself.

Scope of Work

PRESWERX delivered a full pursuit package tailored to the scope and prestige of the Gaylord Stadium renovation. The team produced a comprehensive proposal document structured to guide evaluators through the phased renovation logic and the client's construction management approach. Customized renderings and animations brought proposed improvements to life for a selection committee reviewing concepts well ahead of finalized construction documents. A targeted presentation was built to carry the team's narrative through the live interview, and PRESWERX provided hands-on coaching to sharpen delivery, strengthen messaging, and ensure the team performed with confidence in the room.

PRESWERX Approach

PRESWERX approached the Gaylord Stadium pursuit as a strategic communications challenge, not a formatting exercise. The team built a story architecture that connected the client's construction management experience directly to the complexity and visibility of a live-venue, multi-phase renovation:

  • Developed a proposal narrative that translated technical phasing logic into a clear, persuasive case for the client's approach

  • Produced renderings and animations calibrated to the conceptual stage of design, giving the selection committee a credible visual picture of the finished work

  • Delivered presentation coaching sessions focused on message discipline, confident delivery, and handling of evaluator questions under pressure

Every deliverable was built to reinforce a single clear message: the client's team was uniquely prepared to manage the scale, schedule, and operational sensitivity of this project.

Results Delivered

PRESWERX produced a complete pursuit package that met the high expectations of a $450 million, nationally visible university sports facility contract:

  • A proposal structured to move evaluators from scope comprehension to confidence in the client's management approach

  • Renderings and animations that provided vivid, stage-appropriate visuals for a project still in early design

  • A polished presentation and coaching program that equipped the client's team to walk into the selection room prepared, composed, and on-message

The client entered the selection process with a pursuit package that reflected the quality and scale of the opportunity.
