Project Overview

The Target Store T2940 project was a new retail construction in Mesa, Arizona, commissioned by Target Corporation. Located at Signal Butte Road and Southern Avenue within the Medina Station commercial development, the store spanned approximately 148,000 SF. It represented Target's fifth Mesa location and the first new Target build in the city in over 20 years, marking a significant retail milestone for East Mesa. The project's scale and the brand's high standards required a construction team with demonstrated retail capability. The client engaged PRESWERX to support the pursuit with a proposal, renderings, and animations.

Client Challenges

The client was pursuing a high-profile retail project for one of the country's most recognized national brands, competing under Target's rigorous procurement standards. The pursuit carried several focused challenges: 

  • Communicating the team's qualifications and approach to a corporate retail owner with exacting standards for store construction quality and schedule performance. 

  • Visualizing a 148,000 SF retail store in a new commercial development before construction began, giving Target's team a photorealistic picture of the finished project. 

  • Differentiating the construction team in a competitive pursuit for a nationally significant retail assignment with high brand visibility. 

  • Supporting the written proposal with a visual package that met the expectation level of a major national retailer. 

The materials needed to demonstrate a construction partner that could deliver at the standard a retail brand like Target expects.

Scope of Work

PRESWERX developed the written proposal and produced renderings and animations for the Target T2940 Mesa pursuit. The proposal presented the client's qualifications and construction approach in a format tailored to Target's procurement expectations. Renderings visualized the new 148,000 SF store's exterior and its relationship to the Medina Station development, communicating the finished retail environment before construction began. Animations brought the site context and construction approach to life, reinforcing the client's ability to deliver a large-format retail project on Target's timeline and to the brand's specifications. Each deliverable was calibrated to the standard a national retailer demands.

PRESWERX Approach

PRESWERX understood that a Target pursuit requires a different level of polish and precision than most retail procurement processes. The brand has high expectations, and the materials had to reflect that. 

  • Developed renderings that captured the store's exterior in a way that matched Target's visual brand standards and the commercial context of the Medina Station development. 

  • Produced animations that conveyed the scale and retail character of the 148,000 SF project clearly and compellingly. 

  • Structured the proposal to demonstrate the client's specific qualifications for large-format retail construction, speaking directly to Target's evaluation priorities. 

The result was a pursuit package polished enough to represent the client confidently in a national retailer's selection process.

The client submitted a complete, polished pursuit package ready for Target's review.
